Basic specifications and finishes
The Home Market, which is the NPO (Non Profit Organisation) developing the Walmer Link Project, will endeavor to keep costs and prices as low as possible without compromising on quality.
The Basic Specification is as follows:
- Foundations will consist of reinforced strip footings and slab or raft foundations depending on ground conditions designed and certified as compliant by a Structural Engineer and the NHBRC.
- Double storey units are to be fitted with a suspended timber floor of shutterply board on Engineer designed timber beams. Access to the first floor will be by way of an internal open tread timber staircase.
- External Walls are all cavity walls with Face Brick finish externally and Plaster finish internally.
- All Window Frames are white power coated aluminum top hung frames.
- Ceilings are Gypsum Board with Aerolite insulation.
- Roof covering consists of Concrete Roof Tiles on Engineer designed Timber Trusses.
- The Bathroom is fitted with a bath/shower plus a wash hand basin and toilet.
- The kitchen is fitted with a sink supported on a cupboard of the same dimension. This will be the minimum standard. However, extended standard cupboards and counter tops can be arranged at extra cost.
- Floor covers are standard level Ceramic Floor Tile with carpets in the Bedroom Areas, except some of the entry level units (Selected Type A and B) which has a concrete floor smooth floated and exposed Shutter Ply Board on the second floor.
- Electrical reticulation consists of one plug, light and switch point in each room (no ready boards) and a stove plug in the kitchen.
- A Solar Geyser of 150 litres is fitted to each unit.
- All units are fitted with a Prepaid Electrical Card meter and a separate Water Meter.
NOTE: Optional Extras to the basic unit will be considered on request and will cost extra.
